The project uncovered environmental issues during the process. Several of these issues had the potential to impact closing on the property. Cardno worked closely with the client to find creative solutions to meet deadlines, allowing the project to be completed well ahead of schedule.
Our team performed a full set of due diligence activities required to receive new market tax credits through the Florida Community Loan Fund. This included a Phase I, a Phase II, and a Florida Department of Environmental Protection (FDEP) environmental site assessment report. During this process, Cardno conducted interim source removal, including contaminants such as PAHs and arsenic.
Cardno also facilitated regulatory meetings with the FDEP, concluding with a FDEP-issued Unconditional Site Rehabilitation Completion Order for the project.
Once constructed, the L.A. Lee YMCA Mizell Community Center will provide a full set of activities, services, and programs for more than a 1,000 residents daily in an underserved area of Fort Lauderdale. This will include after school activities, workforce development, and workshops for seniors.
